Working With Your Realtor To FIND YOUR HOME:
Perhaps the crucial element in making your Blue Bell PA New Home purchase easier and more pleasant is teamwork. Here are a few suggestions to make sure we’re all working on the same team.
Choose your salesperson carefully.
Make certain he or she is a full-time sales associate professionally
trained to service your needs. The salesperson should not only be knowledgeable
as to the real estate market, but should also be well versed on financing,
zoning, school systems, the various public facilities and services available in
each community, plus many other facets of the real estate industry and
information that you, as a prospective resident, may wish or need to know. You
have the right to expect your salesperson to go that extra mile to serve you.
Once you’ve decided to commit your
loyalty to your Realtor, there are ways you can help:
The word
“exclusive” on a sign is often misunderstood. It
really means that the listing broker has the exclusive right to negotiate with
and to present all agreements of sale to the Seller. This is for the
Seller’s benefit, so they only have to work with one Realtor.
As far as
you, the buyer, are concerned, there is no “exclusivity”.
Any member of a local Board of Realtors is entitled to show any
home listed by other members and to present agreements of sale on these homes.
In fact, more than half of all agreements of sale are handled on a cooperative
basis.
If you see an ad
in the paper which piques your curiosity, DO call your Realtor and ask him or
her about it. It may be a home you have already seen and did not recognize
in the ad. In fairness to the advertising office, do not call and inquire if
you have no intention of using their services. The same procedure is
appreciated when you spot a “For Sale” sign on a property which might be of
interest. Let your Realtor make the inquiry; he or she can obtain more
information from the fellow Realtor which will ultimately be more beneficial to
you and all parties concerned.
Everyone is
interested in real estate. Your friends and business associates will make many
suggestions about where to live and which house to buy. Though they mean well,
remember, you are working with a professional whose job
it is to satisfy your individual needs.
Be frank with
your Realtor about your price range and your needs.
Just one person trusted with this personal data can guide you through a
successful home search.
It’s to your advantage to use the
services of one Realtor. Nothing inspires a professional to seek and
find the home of your choice more than knowing you are
relying on him or her completely.
