you, the buyer, are concerned, there is no “exclusivity”.
Any member of a local Board of Realtors is entitled to show any
home listed by other members and to present agreements of sale on these homes.
In fact, more than half of all agreements of sale are handled on a cooperative
basis.
If you see an ad
in the paper which piques your curiosity, DO call your Realtor and ask him or
her about it. It may be a home you have already seen and did not recognize
in the ad. In fairness to the advertising office, do not call and inquire if
you have no intention of using their services. The same procedure is
appreciated when you spot a “For Sale” sign on a property which might be of
interest. Let your Realtor make the inquiry; he or she can obtain more
information from the fellow Realtor which will ultimately be more beneficial to
you and all parties concerned.
